Plumbing notes for Yorba Linda

Yorba Linda incorporated in 1967, which makes it younger than Brea, Placentia or Anaheim, the cities it borders in Orange County; Chino Hills lies across the county line on its other side. Houses here climb hillside lots crossed by horse trails. The Richard Nixon Presidential Library and Museum stands in the city, and Savi Ranch fills its east side near the 91 freeway. Calls from these streets are covered by our Brea location, which is nearer than any of our other nine, with Orange next in line.

In the ACS 2024 5-year count, Yorba Linda has about 23,900 housing units. The median one dates from 1984, only 39 percent are older than 1980, and 75 percent are single-family detached houses, a bigger share than in Brea, Placentia or Anaheim. Newer and larger homes trade the old-pipe troubles of the tracts to the west for a different set of problems, most of them about moving hot water and holding pressure down.

Big houses bring long pipe runs. In a large floor plan the farthest bathroom can sit a long way from the water heater, so many homes rely on a recirculation pump to keep hot water close to the taps, and many have tankless heaters. When the pump quits or its check valve sticks, the long wait at the shower comes back. When scale builds up inside a tankless unit, the temperature swings or the heater shuts down with a fault. Hillside streets add a pressure problem: water can leave the main harder than fixtures are built for, the regulator at the house takes that load, and a worn one passes the full pressure on to every valve, hose and supply line.

The Yorba Linda Water District supplies the entire city. The homeowner owns the sewer lateral, the private line that ties the house into the public main. Tank and tankless heater installs, repipes, gas line work and sewer laterals are permitted by the City of Yorba Linda. A gas line feeding a new tankless heater is pressure tested before it goes into service, a tank heater is anchored at two points against earthquakes and its relief valve discharges to a safe spot, and each permit is closed after the city inspection. Every address in 92886 and 92887 has our 24-hour emergency response.

Yorba Linda borders Brea, Placentia and Anaheim. Those cities are on our list too, and their calls are routed to whichever location sits nearest the street. Somebody picks up at every hour, the leak or blockage is traced to its source before any drywall or flooring comes up, and the plumber starts once you have signed the written estimate.

From the Census

Yorba Linda housing: its age and its type

  • 1984Median year built
  • 39%Built before 1980
  • 75%Detached single-family
  • 23,887Housing units

In Yorba Linda, 39 percent of homes are older than 1980. The larger part came after, usually plumbed in copper or PEX and drained through plastic pipe that tree roots struggle to crack. So everyday calls lean toward water heaters, slab leaks, worn fixtures and pressure regulators, and whole-house repipes stay mostly in the oldest streets.

Detached houses make up 75 percent of the homes in Yorba Linda. Most have their own private sewer lateral out to the public main under the street, and upkeep of that pipe falls on the owner.

The fix is run in front of you, the floor gets wiped, and the worn parts go out with the plumber.

Questions and answers

Yorba Linda plumbing questions

My Yorba Linda house is large. Why is hot water so slow to reach the far bathroom?
In a large house the pipe from the heater to the farthest fixture is long, and the water standing in it cools between uses. A recirculation pump solves that by keeping warm water moving through the loop. If you already have one and the wait has returned, the pump, its timer or its check valve has usually failed, and that is a repair rather than a new system.
Which of your locations sends a plumber to Yorba Linda?
Our Brea location, which is closer to Yorba Linda than any of our other nine. Orange is the next closest. Both answer the same number day and night, including weekends and holidays.
Who supplies water in Yorba Linda, and who permits plumbing work?
The Yorba Linda Water District supplies the whole city. The City of Yorba Linda issues the permits, covering heater swaps, repipes, sewer laterals and gas work. We file the permit before work starts and close it after the inspection passes.

A leak right now

The phone is picked up at any hour, all year.

Before anything else, close the main valve. Many Brea houses have it at the spot where the supply pipe comes into the house; in others it is in the curbside meter box. After that, phone us and stay on the line for next steps while the nearest location gets a plumber moving toward you.
